The management model
Anybody can send people. We send a manager.
This page is the whole argument. Everything else we do is downstream of putting one accountable person in your building and three layers of support behind them.

Why
We don't have contracts, we have partners.
You are not just buying cleaning. You are buying the guarantee that your facility is clean, compliant, and audit-ready every single shift, without you having to manage it.
We build the program around your building and put one accountable person in charge of it.
Built around your facility
We do not sell a fixed package. We build a custom scope of work around what your facility actually needs, then scale the team up or down to match it. Whether that is a single day porter or a full overnight crew, every person works under your dedicated on-site supervisor. As your needs change, the program changes with you.
Why HM stands apart
- Dedicated on-site manager
at every site, so nothing slips and you always have one point of contact. - Our own W-2 employees
with full benefits: trained, accountable staff, not a revolving crew of strangers. - We carry the burden
no-shows, supervision, hiring, and supplies never land back on you. - Verified, not assumed
documented photo-based quality control through Otuvy QM. - Fully insured and compliant
liability, workers comp, E-Verify, background and drug screening, SDS on site.
Our services
- Daily and nightly
restrooms, trash and recycling, floors, break areas, offices, lobbies, high-touch surfaces. - Periodic Services and Floor Care
strip and wax, scrub and recoat, carpet extraction, high dusting, windows, vent dusting. - Day porter
business-hours upkeep, restroom restock, spill response, lobby touch-ups. - Production and industrial
floor scrubbing, wall and baseboard wipe-down, railings, line cleaning. - Specialty
food-area sanitation, recycling collection and removal, laundry where applicable.
The accountability chain
One point of contact, all the way up.
Most contractors give you a phone number that rings in a regional office. We give you a person who is in your building on every shift, and a chain above them that you can escalate through without ever getting lost.

On-site account manager
Runs your building. Not a roving supervisor who covers nine accounts, an actual manager assigned to your site who knows your floor plan, your audit calendar, and your people by name.
Every shiftArea manager
Walks the building with fresh eyes, checks the inspection record against what is actually there, and handles anything the site manager cannot solve alone.
On site every 2 to 3 weeksOperations
Owns standards, training, safety documentation, and coverage. When someone calls out at 10pm, this is the layer that fills the shift so you never hear about it.
Behind every accountOwnership
Greg Horne has been in this industry for more than 25 years and still takes the call. That is not a slogan. It is the reason the other three levels hold.
Reachable and hands-onQuality control
Proof instead of an argument.
The most common failure in this industry is that nobody can say what actually happened last Tuesday. We use Otuvy QM to photo-document inspections, so quality is a record you can pull up, not a disagreement between two people with different memories.
Quality Management Software
Inspected on a scale
Scored inspections against your written scope, not a generic checklist. You see the same numbers we do.
Photo documented
Findings carry photos. When something is corrected, the correction carries a photo too.
24 to 48 hours
That is our standard for resolving an issue. Urgent items are immediate. You should not have to follow up twice.
Compliance
The paperwork is ready before you ask.
Cleaning contractors put your compliance standing at risk in ways most buyers do not think about until something goes wrong. Ours is documented and current.
- Public and property liability plus workers compensation, certificates on request
- E-Verify on every hire
- Background checks and drug screening
- SDS maintained on site and kept current
- W-2 employees, so there is no misclassification exposure sitting in your building
- ISNetworld member, Grade A standing at customer facilities
- BBB Accredited with an A+ rating since 2014
- Documentation packaged for your customer audits, not just ours
Switching
The first 90 days, planned before day one.
Changing vendors feels risky, and it should. Here is how we take the risk out of it. Where the incumbent has good people, we will often keep them, badge them, and put them under real supervision for the first time.
Days 1 to 30
Structured startup
On-site manager named and in the building. Scope confirmed room by room. Staffing set, equipment and supplies staged, training completed, SDS and compliance documentation delivered. Baseline inspection recorded with photos.
Days 31 to 60
Tune the program
Area manager walks the site and compares the inspection record against the building. Frequencies adjusted where reality disagrees with the plan. Periodic floor care schedule locked in and published to you.
Days 61 to 90
Steady state and review
Formal review with you: inspection scores, issues opened and closed, response times, anything still unresolved. From here it is a standing cadence rather than a project.
Straight answers
The questions we get asked most.
You are not the cheapest.
Correct. Compare total cost instead of price: rework, audit exposure, liability, supply management, and the hours you personally spend managing a vendor. The on-site manager exists to remove those costs. If price alone is the decision, we are the wrong call and we will tell you so.
We are happy with our current provider.
Good. Most buyers say that right up until turnover hits. Let us walk the building anyway, at no cost, and give you an honest read. Then you have a second opinion in hand when your renewal comes up.
We do it in house.
Then you carry recruiting, turnover, workers compensation, supervision, absence coverage, supplies, and payroll. We take all of it for one predictable monthly number, and you keep the people who are worth keeping. See your true in-house cost.
We are locked into a contract.
Almost everyone is. Tell us when it expires and we will walk your building now, at no cost, so you are informed rather than rushed when the window opens.
Next step
Let us walk your facility.
No cost, no obligation. We take the time your building needs, from a quick look to a full walkthrough of a large site, give you an honest read, and tell you what we would do differently. Whether you hire us this year or three years from now, you learn something either way.
